This indenture this Twenty Second day of February in the Year of our Lord One Thousand Seven Hundred and Seventy Nine Between Edward Morgan and Hester his wife late Hester Grace of the County of Berkeley and Commonwealth of Virginia of the one part and Jonathan Britain of the County and Commonwealth aforesaid. Whereas John Crow of the County and Commonwealth aforesaid did in his lifetime and at the time of his Death was seized in fee of and in a Certain Tract of Land Containing four Hundred and Sixth three Acres Situate lying and being on one of the Drains of Shanandoah River in the County and Commonwealth aforesaid And being so Seized conveyed fifty acres thereof unto the above mentioned Jonathan Britain by Deed duly recorded bearing Date [space left blank on deed] and by his last Will and Testament bearing Date the Ninth day of April One Thousand Seven Hundred and Seventy four duly recorded in the said County Court of Berkeley did give and bequeath three Hundred and sixty three acres of the said Tract of land under certain Restrictions to his son Thomas Crow and his Heirs and did also bequeath fifty acres of land being the residence of the above described Tract of Land unto his Daughter the above mentioned Hester Morgan at the time of the bequest being so made Hester Grace she being at that time wife of Lewis Grace, Since Deceased, for and during her natural life and the Reversion in the said Fifty acres of Land to descend to John Grace being the oldest son of the said Lewis Grace and Hester his wife and his Heirs. Now this Indenture Witnesseth that the said Edward Morgan and Hester his wife for and in Consideration of the sum of Two Hundred pounds Currant Money of Virginia to him, the said Edward Morgan, in hand paid by the said Jonathan Brittain at or before the sealing and delivery of these Presents the Receipt whereof is hereby Acknowledged Have Granted Bargained & Sold _____ of ____________ ______

Bargained, Sold A__________ and C________________ [top line dark and hard to read] of them doth grant bargain sell and Confirm [?] unto the said Jonathan Britain his Heirs and assigns all the right title use trust and interest property claim [?] and demand of these the said Edward Morgan and Hester his wife or either of them for and during the natural life time of the said Hester Morgan of in and to the above described fifty acres of Land or Bargained _________ ____________bounded as follows:
Beginning at two H_______ in the line of the Patent corner to Jonathan Britains thence along his line no 61 degrees 30 minutes [West?] 60 poles to a Locust Stake thence So 16 degrees [West?] 85 poles to two white oaks in the line of the said Jonathan Britain __________ thence West 62 degrees to 38 poles to a white oak thence No 16 degrees [East?] 38 poles to a Spanish Oak and two Hickory saplins [sic] at the line of the patent and thence along the lines of the same So 65 degrees East 102 poles to two Hickories and a dead Locust Corner to Adam Cooper at the line of Simeon [or Samson] Rice?s heirs thence along the line of the Pattent [sic] So 20 degrees West 23 poles to three young Black Oaks Corner to Rice and Hall and thence So 18 degrees West to the beginning and all and Singular the Premis [?] as before mentioned with their and every one of their appurtenances To have and to hold the above described fifty acres of land during the natural lifetime of the above named Hester Morgan to him the said Jonathan Britain his heirs and assigns . In Witness the Parties to these Presents have hereunto interchangeably set their hands and seals the Day and Year first above mentioned.
