I've been going thru land deeds and had noticed that there were times when a person was selling a tract in one deed, and immediately following the selling of the land, the seller purchased the same land back from the person he sold it too for the same amount of money. I finally found an answer as to why this type of transaction was done. And it is another good tool to have when trying to trace land thru families. I wanted to pass this bit of info on as I think it sheds new light on how we can do our research.

Nathan Smith, by will made 23 Nov 1710; proved 30 Jan 1711 bequeaths to son Nathan and male heirs one half of Moore's Plains and Chance in PG Co.; to son William the remainder of Moore's Plains [Baldwin, abst 13, 146]
William Smith married Jane Edmonston, daughter of Archibald Edmonston. In his will 2 Mar 1739, Smith bequeaths part of Moore's Plains to his son Nathan, who in his will 12 Mar 1776; proved 4 Jan 1777, gives 400 acres of land in PG Co., known as Moore's Plains, to his sister Sarah Smith.
Sarah Smith on 29 Nov 1781 [MML] married George Hilleary son of Henry Hilleary of Three Sisters and his wife Cassandra Magruder. Three years later 14 Apr 1784, for $1,000 current rent money, they sell to William Bowie, 3rd, the 400 acres of Moore's Plains. 15 April, the same year [next day smoller] Bowie returns to George Hilleary, for the same consideration, the same 400 acres of land. Ursula wife of William Bowie, 3rd, relinquishes her dower right [F.F.2, fol 11-12, L.O.M.] This transaction was for the purpose, as was customary, of giving the husband title to his wife's property.
