I have never seen the original, but this deed is referenced in Ruth Story Devereux Eddy’s "The Eddy Family in America: A Genealogy", p. 96, where it is paraphrased/quoted as follows:
John Bullock and Hannah Bullock, my wife, Elizabeth Eddy, spinster, Elkanah Bullock and Sarah Bullock, my wife, all of Swansea, sold "to our brother Caleb Eddy of Swansea… all belonging to our honored father Samuel." Dated May 18, 1744, Warren, R. I.
The clear implication of this deed is that Hannah (Eddy) Bullock, Elizabeth Eddy, Sarah (Eddy) Bullock, and Caleb Eddy were all siblings, the children of Samuel Eddy. Samuel Eddy and children appear in the vital records of Swansea, Bristol, MA, as follows:

John and Elkanah Bullock were the sons of Daniel Bullock and Mary Salisbury. Daniel Bullock was the son of Samuel Bullock and Thankful Rouse. Samuel Eddy was the son of Caleb Eddy and Elizabeth Bullock, sister to Samuel Bullock. Thus, Samuel and Daniel were first cousins, while John Bullock and his wife Hannah Eddy, and Elkanah Bullock and his wife Sarah Eddy, were each second cousins.

Clearly John Eddy and Samuel Eddy are not the same person.
